We have been converting loft spaces for a long time now, and we know that it can be a daunting project to undertake.
We've put together some of the common questions our customers have below, however if you would like to discuss any queries, contact us on 01252 512753 or use our contact form.
Why have a loft conversion instead of moving?
When you add up the cost of moving: stamp duty, surveys, estate agent fees, solicitor fees and removal costs you could carry out a loft conversion for the same amount of money, add value to your current home and not have the hassle of the move.
Is my loft suitable for conversion?
As a guideline from the existing floor timbers to the highest point of the underside of the ridge you will need around 2.6m, anything over this works to your advantage. Further space can be added by creating a dormer window. You can also create a gable end from a hipped roof.
Will I need Fire Doors to the rest of my property after converting my loft?
A typical loft conversion to a two-storey house will result in the need to provide new fire-resisting doors on all those opening onto an escape route e.g. hallway, landing. This is because it is too dangerous to escape via windows from floors above first floor level.
Do I need smoke alarms in my loft conversion?
Yes mains powered, interlinked smoke alarms need to be fitted within the stairwell on all levels.
Do I need to find my own plumber or electrician?
No we offer the whole service from start to finish. Our plumber and electrician are both fully qualified and have worked for us for many years.
Do I need to find my own architect?
An architect is required to make sure structural calculations and other technicalities are done in order to guarantee your new loft conversion is safe. If you haven't already done so A.P.M. & Sons can offer this as part of your quote.
Will I need Planning Permission for my loft conversion?
Most loft conversions fall under what is known as Permitted Development and so Planning Permission is not required. However there are exceptions and we will be able to advise you on this. We can also sort out all the necessary paperwork on your behalf. Contact Us to arrange your consultation and we can advise further on this.
How long will the conversion take?
This depends on the type of conversion but it can take around eight weeks for a simple Velux conversion or up to twelve weeks for a dormer conversion with en-suite. A time scale can be given at the time of a quote.
How much mess will there be?
Access to the loft is made via a scaffold so that as little disruption as possible is made to the remainder of the house. As with any building work there will be noise, some disruption and mess but we pride ourselves on keeping this to an absolute minimum
We are so pleased with our garage conversion, it has made such a difference to us as a family, being the perfect place for the kids to bring their friends round or a little snug to escape into. Andy's work is exemplary quality and we were amazed at how quickly the room took place and how little…View full reviewEmma MacDonald
A huge job well delivered! We worked with Andy for almost twelve months to transform our tired 1970's bungalow. Andy advised us very early on to try and imagine the space and walking through it - this helped a lot and we made several changes throughout the building process. The renovations involved…View full reviewMartin & Julie White View this customers project
